HERMES SELECTS CBRE TO MANAGE TWO PRIME CENTRAL LONDON ASSETS

Hermes Investment Management, the £23 billion manager focused on delivering superior, sustainable, risk adjusted returns to its clients – responsibly, and Canada Pension Plan Investment Board (CPPIB), a professional investment management organisation that invests on behalf of 19 million Canada Pension Plan contributors and beneficiaries, have announced CBRE’s appointment to manage One America Square and Haymarket House in London.

One America Square, originally developed in 1991, is a landmark 14-storey tower located in the heart of the city, in the juxtaposition between London’s insurance and shipping sectors. The largest international insurance market in the world – Lloyds of London, the Lloyds Register of Shipping, and the London Underwriting Centre all sit within close proximity. The tower itself comprises grade A office and retail space and has undergone an extensive £9.2 million renovation program in recent years.

As part of the refurbishment works, features at One America Square include highly flexible, modern space with excellent natural light and exceptional views of central London. In addition, a brand new atrium, a gym on the lower floors, and spectacular landscaped roof terraces on levels 4, 7 and 8, are all part of the building’s appeal. Such enhancements to the building’s design have attracted world class occupiers from the financial, insurance, legal and shipping industries.

Haymarket House is a high quality office, retail and residential West End landmark spanning two basements, ground floor, a mezzanine, and eight upper levels. It’s renowned for its distinctive Art Deco elevations, which provide very flexible open plan office space with excellent natural light. Given its location in the nub of the West End, the property benefits from a plethora of cultural attractions, and provides excellent transport links – less than 50 metres from Piccadilly Circus, and a short walk from Leicester Square, Green Park and Charing Cross tube stations.

CBRE will be responsible for the day-to-day management of both sites and will work alongside Hermes Investment Management, as asset managers on behalf of the joint venture partnership, to ensure a first class service is delivered to all occupiers in situ.

These appointments follow CBRE’s instruction at South Bank Tower in 2014. In total, CBRE manages a portfolio of 800,000 sq ft of assets on behalf of Hermes Investment Management’s funds in central London.
