Hurlingham on the River: rare opportunity to acquire exceptional Thames-side consented development site in south west London

Londonewcastle and Royal London Asset Management have instructed CBRE to find a buyer for an exceptional residential led, mixed-use development opportunity which has full planning permission in place.

Hurlingham on the River, currently known as Hurlingham Retail Park, is one of the few remaining development opportunities on this affluent stretch of the river. The site in Fulham, SW6, adjacent to Wandsworth Bridge, boasts 475 feet (146 metres) of uninterrupted River Thames frontage.

A freehold development opportunity, the site area extends to 1.3 hectares (3.2 acres), with vacant possession available at short notice.

Planning permission has been secured for a 4-12 storey mixed-use development, comprising 269 residential apartments, including 45 for affordable use, 32,775 sq. ft of commercial space and 50,000 sq. ft of high quality shared external amenity space including 24,000 sq. ft of private residents’ gardens.

Hurlingham on the River is a luxury riverside development designed by multi RIBA, Civic Trust and BCI award-winning architects Hopkins. The designs are for a modern interpretation of classic London mansion blocks. Almost every apartment has private amenity space such as a roof terrace or balcony, many of these with river aspects.

The plans for the main building include a triple-height entrance lobby linked to premium private amenity spaces including a screening room, wellbeing studio and business lounge.

Residents will further benefit from 24,000 sq. ft of beautifully landscaped podium gardens, designed by eight-times Chelsea Flower Show winner, Tom Stuart Smith. This space is inspired by classic London garden squares.

The development is situated in easy reach of the King’s Road and Chelsea, and near a choice of transport links to connect to The City, West End and Canary Wharf.

Commercial operators will be able to take advantage of the south-facing waterfront location with brands that would complement the residential element of the scheme, such as retail, leisure, and food and beverage outlets or even a signature destination restaurant.
