More Industrial investment in the Dearne Valley

Construction is now under way on 24,000 square feet of industrial space at Paragon Point, Manvers, near Rotherham, bringing further business investment and employment opportunities to the Dearne Valley area.

Available in early April 2008, the space can be split into four 6,000 square feet industrial / warehouse units or can be combined to accomodate larger requirements via joint agents, CB Richard Ellis, Leeds and Knight Frank, Sheffield,

Stephen Tonkin, industrial director at CBRE, said: “Believe it or not, there’s now an under-supply of good quality industrial units in the Dearne Valley. Paragon Point can help address this and we expect plenty of interest locally and from companies further afield.

“It boasts an impressive goods yard area of 30 square meters deep, which is unusual for a development of this size. The developers are also installing lighting and heating in both the workshop and office areas at no additional cost. The asking rental, at less than £5 per square foot, is therefore a very attractive proposition indeed”.

The site adjoins a factory occupied by Paragon, a subsidiary of National Floorcoverings. CBRE and Knight Frank are also offering a short term lease on a 25,000 square feet extension to this factory, which will be available for up to two years prior to Paragon’s own business expansion.

David Pass, property advisor for National Floorcoverings added: “Paragon Point has been deliberately designed to a high standard for us by local engineers HM Chambers and Partners, and is being built by well-known contractors Baggaley Construction”.

The Dearne Valley is already home to many big businesses including Next, Maplin Electronics and Royal Bank of Scotland. Any companies interested in learning more about Paragon Point should contact Mr Tonkin at CB Richard Ellis on 0113 233 7666.
