REDEVELOPMENT OF CBRE’S LONDON HQ TO SET NEW STANDARDS IN WORKPLACE DESIGN

CBRE, the global property advisor, has commenced a major redesign and redevelopment of its UK headquarters at Henrietta House, London, W1, to create a world class workplace experience for staff and visiting clients featuring collaboration space, activity-based working, presentation space and client amenities, on-site wellness facilities, SMART building technology and sustainability solutions.

On completion in late Summer 2021, the building will comprise 143,000 sq ft over 10 floors including five floors of state-of-the-art workspace. CBRE has occupied Henrietta House since 2011 and under the terms of a new lease extension to 2036, landlord Lazari Investments has agreed to redevelop and extend Henrietta House, to CBRE’s own specification.

Leading design and architectural practice MoreySmith created the re-design for the entire site which includes a 43,000 sq ft major architectural new-build extension to be constructed on seven of the above-ground floors, over the existing Debenhams loading bay to the rear of the building. The human-centred design prioritises employee wellbeing by maximising natural daylight throughout, and includes two on-site wellness studios, a dedicated spin studio, c:300 cycle rack spaces and returning new parent facilities.

A new ground-floor entrance and reception area will include additional client amenities and the two-storey retail style façade will improve the street presence on Henrietta Place, Welbeck and Wimpole Street.

CBRE’s Project Management, Environmental Consultancy and Workplace teams are providing advisory services to the project, with the aim to deliver a WELL Platinum certification for Lazari and CBRE; which is the highest rating achievable.

CBRE’s Project and Cost Management teams are leading the delivery of the project with Troup Bywaters+Andres Engineering Partnership and The Morton Partnership supporting MoreySmith on the services and structural design accordingly. Faithdean Plc have also been appointed as the main contractor to deliver the turnkey project.

On completion, Henrietta House will set new standards in office design and deliver an outstanding building bespoke to CBRE’s requirements. As part of this process, we have been pleased to complete our unbroken freehold ownership of the wider block, which now comprises an island site of 2.22 acres, whilst increasing the total floor area to over 350,000 sq ft of commercial space, in addition to 15 residential apartments and 49 car spaces.
