Bruntwood SciTech Appoints CBRE As Leasing Agents On Base

Bruntwood SciTech appoints CBRE as leasing agents on Base, part of the latest phase of Manchester Science Park.

Manchester Science Park is one of the UK’s most vibrant clusters of science and tech innovators and entrepreneurs, with over 150 fast-growth start-ups, scale ups and global businesses working in digital health, cyber security, digital technology, gaming, medtech,light manufacturing and life sciences.

Base forms part of the next phase of the redevelopment and expansion of Manchester Science Park, which is targeting growth to 1m sq ft, and will provide 91,000 sq ft highly sustainable, Grade A workspace available from Spring 2022. Located within Oxford Road Corridor, Europe’s largest clinical academic campus, which is home to one of the UK’s most densely concentrated clusters of life sciences and tech businesses, accounting for 49.6% of such companies in Manchester, Businesses locating to Base will be provided by Bruntwood SciTech with direct connections into the University of Manchester, Manchester Metropolitan University and the UK’s largest NHS Trust - Manchester University NHS Foundation Trust.

The building will provide premium office space and a double height makerspace workshop facility with exposed services, 24 person board room, several meeting rooms, large 165 person communal event space roof terrace, and a dedicated secure cycle and shower hub with kit drying room. Companies located at Base will also benefit from additional amenities on the campus including a cafe, pub, gym, 200 person auditorium and event space, shared breakout space, landscaped surroundings and ultrafast, 100GB fibre broadband connectivity. Parking is also available with EV charging points.

Base has been designed specifically for companies working within Industry 4.0, including those working in low carbon, computer and energy technology, gaming and animation amongst other deep tech sectors. Base will also be home to a highly novel community hub and vocational training centre committed to the rapid upskilling and retraining of young people and those from disadvantaged backgrounds. The new hub will focus on the specialist technical skills associated with low carbon technologies and innovation, and will aim to reach more than 5,000 local residents over the next five years. Businesses choosing Base will join an established and thriving ecosystem of science and technology companies including Epic Games, M24/7, Evosoft, ANS Group, Carbonair, Wakelet, GreenDisti and Lucid to name a few.

Base is the first new development at Manchester Science Park to be designed to operate at Net Zero Carbon across communal areas. The sustainability measures being incorporated will help to reduce the building’s carbon footprint by 22% and achieve an EPC rating A. They include 704m sq of PV solar power which is expected to generate around 114 MWh of electricity per year and a hybrid heating and cooling system with a significant reduction in refrigerant gases, resulting in far lower emissions and optimised energy consumption.

Construction of Base is quickly progressing and is on target to open in Spring next year. We hope to be one of the first government ‘shovel ready’ funded developments to complete. Working with CBRE, we’re very much looking forward to welcoming a new cluster of pioneering businesses working in Industry 4.0 to Manchester Science Park. There is a unique opportunity for these companies at this campus to access the support they need to grow, whether that be access to highly skilled talent, additional funding or accelerated market access. Base will become a new specialist hub for Manchester, building on the region’s internationally recognised tech and manufacturing cluster.
